Our Manchester office are scouting for a new building surveyor. Have you got what it takes?
The position exists to provide clients with an effective, responsive and high quality Building Surveying service, delivered with commercial purpose in order for Trident Building Consultancy Ltd. to trade and make a profit. To actively contribute to the training and development of technical staff. To promote Trident Building Consultancy Ltd. with a view to creating and maintaining good client relationships.
In addition to the contractual duties set out in your contract of employment, the detailed requirements of the job function are as follows:
1.0 GENERAL DUTIES
1.1 To keep job specific files for all work undertaken. To manage and keep files up-to-date and in good order, enabling others to find/refer to them in your absence.
1.2 To be aware of the requirements of the Trident Quality Assurance Manual and to comply with all QA procedures.
1.3 To complete/update Work in Progress (WIP) forms regularly and to submit up-to-date WIP forms on a monthly basis.
1.4 To be responsible for fee billing of projects worked on, and to ensure fee invoices are submitted in a timely fashion. Ensure payments of aged debts. Assisting the financial team.
1.5 To prepare and submit expense claims by the first Wednesday in every month.
1.6 To attend monthly staff meetings and other non client meetings as and when required by the Directors.
1.7 To be aware and recognise the aims of the Directors and the company and assist in the attainment of the mission statement.
1.8 To undertake any reasonable administrative or professional task required by the company.
1.9 To undergo and fully understand and comply with the company’s Health & Safety policy and adhere to the requirements of the Safe Surveying Guide whilst on site.
2.0 PROFESSIONAL DUTIES
2.1 To provide clients with initial verbal advice on potential instructions in response to any direct enquiries received.
2.2 To assist a Director in the preparation of a formal written fee quotation. To ensure full terms and conditions of engagement are sent with fee quotations.
2.3 To fulfil the role of Contract Administrator/Project Manager/Project Monitor/Employers Agent and overall Lead Client Contact in connection with the procurement of new build, repair, alteration or refurbishment projects.
2.4 To undertake any type of professional work including building inspections, dilapidations surveys and negotiations, party wall matters etc. Produce reports and schedules as appropriate expediently following initial survey. To fulfil the role of primary client contact in this regard.
2.5 To demonstrate a full and thorough knowledge of all legislation affecting the procurement of works and the maintenance and use of property.
2.6 To retain a sufficiently detailed knowledge and appreciation of current and forthcoming legislation to be able to provide clients with advice accordingly.
2.7 To make full and efficient usage of all available resources within the Trident organisation to fulfil clients requirements with maximum efficiency and to the highest quality.
2.8 Where Junior Surveyors (JS) assist in commissions, to ensure that training opportunities are maximised and that JS are fully briefed of their role and de-briefed upon completion.
2.9 To be fully aware and conversant with the RICS Code of Conduct for professional members of the Institution and to maintain the designation of Chartered Building Surveyor for the term of their employment.
3.0 CONTINUING PROFESSIONAL DEVELOPMENT
3.1 To meet the minimum RICS requirements for CPD, or lifelong learning, and to maintain an up-to-date record of training hours completed.
3.2 To prepare and present “in-house” CPD training seminars for the benefit of all Trident staff.
3.3 To fulfil the role of Supervisor or Counsellor to undergraduate and probationer level surveying staff as requested by the Directors.
3.4 To seek training opportunities relevant to new developments in the surveying/property sector in order to maximise Trident’s ability to keep ahead of the competition in winning new business in the face of changing legislation/requirements.
4.0 BUSINESS DEVELOPMENT
4.1 To be fully aware of all services offered by Trident and to actively market these services to existing and prospective clients, seeking opportunities for “cross-selling” of services wherever possible.
4.2 To effectively manage client’s expectations at all times and ensure that they are regularly and fully informed as to the status of their project.
4.3 To assist in developing new client contacts and leads into new business for the company.
4.4 To keep abreast of developments in the surveying and property field and to explore the same for future business opportunities for Trident.
4.5 To present the Directors with ideas for potential new business opportunities as and when possible. To assist in the production of business plan documents to crystallise these opportunities.
4.6 To consistently exceed client expectations and to build and maintain a good reputation and relationship with existing clients both personally and as a representative of Trident.
