Trident was initially involved in the due diligence process when the Client purchased the development. We were subsequently involved in Project Management of a scheme which delivered substantial asset growth by re-configuring the layout and attracting new tenants at higher rents. We acted as Project Manager, Contract Administrator and Lead Designer.
Full detailed drawings and specifications were prepared and competitive tenders were obtained. The work involved internal piling and the introduction of mezzanine floors, construction of new entrances and window displays, replacement of cladding, and very complex separation of services including delivery of a new sub-station for the site.
Pre-lets were achieved on all the space, so it was necessary for us to liaise with no fewer than seven different tenant design teams and contractors, so that their fit-outs could dovetail with our work. We assisted with the administration of Licence of Alterations in each case.
