Trident carried out the role of Employer’s Agent under the design and build contract. It was utilised for the comprehensive extension and refurbishment of the original 1960s concrete framed office block to provide circa 7,434m² (80,000ft²) of category A offices with ground and first floor retail space and conversion of the basement car park into a gymnasium.
The project was undertaken speculatively and what started as a shell and core contract was extended to include for a full category A fit out. Trident was also pleased to assist our clients with lettings to both office and retail tenants and the eventual sale of the freehold to a fund.
The project works were complicated by the need to maintain the original weight of the structure whilst including additional floors on the bridge beams spanning the public highway.
Subsequently, Trident was appointed to assist the fund with tenant fit outs and repair and maintenance issues.
