Trident’s Manchester office was instructed to carry out a pre-acquisition due diligence survey and a building reinstatement cost assessment in relation to the Smithfield Buildings, located within the Northern Quarter of Manchester.
Following the purchase of the property, Trident were instructed to carry out an assessment of the remedial works required to ensure the property’s envelope was water tight, this was carried out with the aid of a specialist access contractor in order to assess the facades. Trident acted as contract administrator to the roof and façade works required. This led to a follow up instruction to create a Planned Preventative Maintenance report for the remainder of the properties façade, also allowing for the client to budget their service charge.
Consequently Trident’s Manchester office have been involved in two dilapidations surveys for outgoing commercial Tenants and are currently again acting as Contract Administrator for a project involving internal reconfiguration of empty units.
