Trident undertook an inspection of the building structures, internal and external fabric, finishes and external surface and boundary areas, in order to prepare a 5 Year Programme for Planned Maintenance at the site.
Trident considered the age and condition of all building elements shared in common at the Shopping Centre and assessed these in relation to the anticipated life cycle of materials in order to create a structured and appropriately prioritised programme for maintenance. Matters concerning site-wide health and safety, statutory compliance and legal due diligence were also considered and advised upon.
The five year programme for maintenance allowed the Landlord, AWG Property Ltd, to understand the condition of the asset and the anticipated maintenance works and associated costs during the maintenance programme. The Landlord’s Managing Agent was then able to utilise the maintenance programme when planning service charge budgets and potential capital expenditure by the Landlord.
