Due Diligence Building Inspection

Trident prepares pre-acquisition building inspection reports on a wide range of commercial, industrial, retail, leisure and mixed-use properties. This is generally part of a wider Due Diligence exercise by potential purchasers, or sometimes vendors, or property assets.

Founded on a wealth of experience and expert knowledge, our Director-led service provides a succinct, commercially focused technical due diligence report, following RICS best practice guidance.

Whether it be a single building inspection report for a prospective owner or occupier, or surveys and reports for a large portfolio of properties, Trident delivers a fast, responsive and reliable service of the highest quality.

A key function of the due diligence exercise is understanding the specific needs of our client in each case, and ultimately agreeing and delivering the level of service to reflect these requirements.

Often we are required to arrange and co-ordinate the participation of other specialist consultants although their appointment is generally made directly by the client to ensure that the PII route is clearly defined.

The technical due diligence process requires us to undertake a detailed inspection of the property and to carry out a rigorous review of all relevant technical and statutory documentation in order to ensure our report helps our client decision making process by identifying the properties investment limitations and opportunities.  We will provide advice on potential liabilities, corrective measures and budget costs to support negotiations during the transaction process.

In most cases we provide an early executive summary report, a full report, and as a follow-on service, we frequently assist in resolving any technical queries arising from the due diligence process.
