Trident have recently been instructed to establish the cause of a number of rainwater leaks badly affecting a property in Portsmouth. The all too obvious staining to ceiling and carpet tiles provided our Bristol Director, Craig Keogh, with a reasonable trace on where to focus his attention when undertaking the survey. It transpired that the property’s integral guttering was largely at fault albeit the property was afflicted by further issues putting it’s integrity at risk not least of these less than appropriate repairs to glazing.
“Any defect specific survey, or pathology report, has to take an holistic view of the property and be based on a thorough understanding of how a component works in conjunction with the reminder of the building”, stated Craig, “once you understand the component and its defect, examining the details around it usually provides you with the cause.” Building pathology is a cornerstone of building surveying and we continue to offer our clients an assured service when property related defects arise and stifle letting or selling opportunities.
