New instruction with Royal London Asset Management

Trident’s Glasgow office have been appointed to act as Contract Administrator on a comprehensive external and internal refurbishment of a 3,530m2 (38,000ft2) industrial unit at Seafield Industrial Estate on behalf of one of Royal London Asset Management’s Funds. Trident have been involved with the property since the building was purchased earlier in the year, providing Pre-Acquisition advice and thereafter assisting in preparing options for the refurbishment of the premises.
The refurbishment works will comprise the complete re-roofing of the entire premises creating one large 2,500m2 (26,000ft2) unit for storage/distribution to the rear and two smaller units to the front providing trade counter space. New ‘flat panel’ composite wall cladding panels will be provided to the front units in addition to new glazed entrances as well as new Mechanical and Electrical elements as required. The rear unit will be provided in shell condition, ready for a new tenant to fit-out with re-positioning of loading bay and entrance doors to maximise the space.
This instruction is one of many that we are currently working on with Royal London Asset Management which further reinforces Trident’s abilities to act swiftly in a changing and challenging market to ensure that clients maximise the potential of vacant stock within their existing property portfolios.
