New Building Regulations bite

Trident are involved in numerous projects where the 2006 revisions to parts of the Building Regulations are starting to be felt. Reliable advice on compliance is needed at an early stage, and indeed we are increasingly being asked to comment on the viability of refurbishment proposals as part of due diligence exercises prior to purchase. Some of the key changes include a requirement for the “carbon footprint” of a new building to better the 2002 standard by up to 28%. This needs to be demonstrated, by calculation, at the planning application stage and when the building is completed and air tightness tested.  We are also seeing increased awareness and use of “renewables” including ground source heat pumps, photovoltaic sheets, wind turbines, geo-thermal heat exchange, rainwater harvesting and biomass heating.
