Energy Performance - Trident leads the way

Trident are taking a leading role in the production of Energy Performance Certificates for commercial buildings when they are introduced next year. 

The Government are obliged by EU law to introduce Energy Certificates for commercial properties every time they are sold or let by January 2009. 

The Government has indicated that Certficates for buildings over 10,000 sqm (107,600 sqft) will be required by April 2008, for buildings over 2,500 sqm (26,900 sqft) by July 2008 and for all buildings by October 2008. 

The challenge that exists at the moment is that there are no accredited assessors, and no assessors of assessors. 

Trident has managed to get two of its team on the very first ‘’guinea pig’’ trials of the RICS course which will form one of the only accredited routes to becoming an assessor. 

Through attendance at a series of weekend and day courses, it is hoped that Roger Watts from the London office and Craig McGuire from the Glasgow office will be in a position to offer all of Trident’s commercial clients comprehensive advice and of course the all important Certificates early in the new year. 

It has to be said that the iSBEM calculation methodology leaves an awful lot to be desired, being hugely complex and difficult to implement on the ground. 

It remains possible that few will rise to the challenge of becoming accredited assessors, bearing in mind the Government’s recent about face on HIP’s and the cost of training. Certainly the Government’s early assessment of the number of assessors required and the cost of certificates is very wide of the mark.
