Trident’s Leeds office was instructed to carry out a measured survey and 5 year planned preventative maintenance (PPM) schedule to a block of 14 flats. We produced measured floor plans and elevation drawings and a PPM report which included condition grading, repair priorities and budget costs.
The survey included an assessment of fabric, mechanical and electrical elements and observations on statutory compliance including asbestos, fire safety and accessibility. The building was fully occupied during the survey which required forward planning with both our client and residents to ensure access was available. As we were in residents flats, we understood the need to complete the data collection exercise quickly, therefore used Kykloud software on an iPad.
The report enabled our client to understand their repairing liability over the course of the next 5 years, the associated cost of these works and any statutory issues that required immediate action to maintain a compliant building.
