Scope of works

Trident provided building surveying and building due diligence services to Jabil Circuit Ltd associated with the sale and lease back of an existing advanced manufacturing facility and office premises located in southwest Scotland.

The premises had originally been constructed as an electronic manufacturing facility for IBM which had changed hands a number of times over previous years until its purchase by Jabil Circuit Ltd.  As part of a proposed property restructuring exercise, Jabil sold the premises to an investor / developer and leased back the buildings, continuing to utilise these for maintenance of electronic components.

The premises are an extensive property extending to a 45,000m² (484,290ft²) on a 64 acre site including advanced manufacturing facilities, offices, staff sports and leisure accommodation and yard spaces.  The project culminated in the survey of the buildings and the preparation of a Schedule of Condition document extending to in excess of 350 pages of text and 1500 photographs.
