Providing pre-acquisition technical due diligence from a Building Surveying perspective. Trident also co-ordinated the Mechanical & Electrical consultant in order that the client received a single report package upon completion of the due diligence for presenting to their board for approval.
The remit included the survey of Silverburn House, a large concrete framed and clad office split into four wings provided over five floors. In addition to the main building, the inspection included several outbuildings, a large leisure centre including external tennis courts and vast external areas including a car park providing space for over 400 vehicles. In addition to the Building Inspection Report, Trident provided a Building Reinstatement Cost Assessment to allow the building to be included on the client block policy following purchase. Following the inspection, the client arranged for specialist testing of the concrete cladding panels and structural frame. Trident then had to review historical documents provided during the due diligence stage and provide comment and recommendations following the results of the new tests being undertaken.
This instruction shows that Trident’s Glasgow and Edinburgh offices can combine services, act quickly and provide all the necessary information within a short time frame.
