Trident acted as Project Manager and Contract Administrators on the refurbishment and CAT A fit-out of the vacant 45,000ft² office space and the common areas including the reception, lift, lobbies, toilet and staircases. This complex project was undertaken in four phases comprising stripping out, basement waterproofing, installation of temporary services and fit-out/refurbishment works to achieve the fast track programme and minimal risk to the client.

As part of this process it was decided that the provision of temporary services would ensure that the incumbent tenant business operation was not disrupted throughout the programme of works.

The Grade II listed status of the property meant that detailed pre-application negotiations took place with the Local Authority to establish the extent of works permitted to the retained historic elements.
