85 Fleet Street

Trident acted as Project Managers on a complex three phase project on this Sir Edward Lutyens designed Grade II office building previously occupied by Reuters news in the traditional newspaper industry focused Fleet St. The project delivered a prime mixed use development. The initial two phases comprised the separation of the services between the property and the adjoining St Brides Church and the strip out including asbestos removal and part demolition of the basement area encompassing World War II bomb shelters.

The main phase of the works included the re-modelling of the internal space of the property to create a double height reception space and new central core area and raising the roof behind the existing retaining parapet to increase the height of the 8th floor office space. The building in its entirety was modernised and refurbished to a high quality CAT A office standard whilst retaining the original protected features such as the Luytens designed original reception, staircase and balustrades and timber panelled octagon room and boardroom.

The building was originally constructed in 1935 with a steel frame and Portland stone facade. Previously diagnosed “Regents Street Disease” was addressed via the introduction of Cathodic Protection to all elevations along with traditional stone repairs and replacement.
