Trident acted as Project Managers on this complex Central London Scheme which involved façade retention of a Grade II Listed building, to provide 3,066m² (33,000ft²) of Grade A office space.

The development also includes two high quality residential penthouses on the fifth floor and circa 557m² (6,000ft² ) of retail space at ground floor and basement level.

Trident was appointed after the Design Team had been assembled and the proposals had been developed to RIBA Stage D. The procurement phase was accelerated to secure an early start on site. Several difficulties were encountered during construction and all were overcome. The existing façade was carefully supported and expertly restored and conserved. The previous building, a deep electrical sub-station built during WW2, was carefully demolished and the new building constructed within a heavily constrained site.

The completed building delivered record residential sales levels for Covent Garden and a high quality Grade A office building with excellent natural light on all sides despite the site being landlocked, and impressive common parts including a contemporary steel and glass feature staircase and a double height main office reception area.
