Trident was appointed by Legal and General Investment Management in the role of Project Manager and Contract Administrator for the CAT A fit-out and refurbishment works at 16 St James’s St in the prime retail area of St James’s. The works comprised of the CAT A fit-out of 650m² (7,000ft²) office space at 3rd floor with refurbishment of the adjoining WC facilities and lift lobbies as well as the full refurbishment of the main reception and lifts to provide a modern but classically styled office environment.
With the exception of the 3rd floor, the property was fully occupied throughout the duration of the works including the 6th floor residential flats above the main office building. The programme was 24 weeks over two phases with a proposed third phase to include the delivery of basement cycling facilities to include showers, lockers and cycle storage.
The scheme targeted both SKA ‘Gold’ and BREEAM Refurbishment and Fit-out 2014 ‘Excellent’ rating to align with the client’s sustainability aspirations.
